Hello,

I have a room available anytime in my 3 bedroom apartment (maximum 6 months or less), on the border between Long Island City and Astoria, in Queens. Manhattan is only a short subway ride away.

You must be a non-smoker and you must be comfortable around dogs (see below)

The available room is referred to in the video as “the middle room”. Also see attached photos. Note: the video is a little out of date: the white leather sofa in living room is no longer there.

THE ROOM AND APARTMENT

- Nice, comfortable, private room for one individual. (No sleepover guests, sorry!)

- the area is quiet. You will sleep well!

- room is furnished with bed, desk, desk lamp, chair, closet for clothes and storage space (or I can remove the furniture, if you prefer)

- bathroom is shared between us and has hot water 24 hours a day, shower / bathtub. You’ll have your own drawer for storage and also

- wifi is fast and reliable. Great if you are in a ‘work from home’ situation.

- you will have access to a washing machine and dryer in the kitchen.

- there is heating in wintertime, air conditioning in summertime. AC is centrally controlled and generally kept at 76 degrees Fahrenheit.

- kitchen access and use for cooking your meals incl. stove, microwave, toaster, sink, shared refrigerator, your own cupboard, your own shelf in refrigerator and in freezer section. You therefore have access to your bedroom, the kitchen and the living room. Please wash your own dishes after cooking.

ROOMMATES

- share the apartment with me (the man in the video) and one other roommate, who rents the other room in the video.

- currently there are 2 small dogs also living in this apartment. So you MUST like dogs and be comfortable around them, otherwise this is NOT the apartment for you. Both are toilet trained and of good temperament once they adjust to you. I’ll help you make friends with them anyway. (Nothing like a few bacon treats to win a dog over to your side!). The dogs will know to stay out of your room. Again if you are not ‘a dog person’ and not comfortable being around dogs, this is NOT the right accommodation for you. If, on the other hand, you like dogs, then you will be in doggie heaven and enjoy the occasional excitement, chaos and fun!

AMENITIES NEARBY

- bodega / deli / convenience store around the corner (2 mins walk)

- there are 4 x supermarkets within 10 mins walk (Bravo, Trade Fair, Key Foods, CostCo).

- Rainey Park (3 mins walk, see photo) https://www.nycgovparks.org/parks/rainey-park-q048

- Roosevelt Island (6 mins walk): perfect circuit for a jog or a nice cycle or ride the cablecar across into Manhattan.

TRANSPORTATION

- The walk to the subway is about 10 minutes (or take a bus). The nearest subway stop: 36th Avenue station or Broadway station (both are the N or W train = yellow line). To take the subway from '36 avenue' station to Times Square in the center of Manhattan is about 15 - 20 minutes, station to station. Very convenient by New York standards!

- there is a NYC Ferry nearby (Astoria stop on the ‘Astoria route’ ) which can either bring you across to Manhattan’s Upper East Side area very quickly (3 minute ferry ride) or south, down to East 34th Street ferry station (15 mins) or all the way down to Wall Street ferry station (20 mins). HOUSE RULES

Nobody likes a long list of annoying rules, but many problems can be avoided just by clarifying expectations in advance. In this way everyone knows what is and isn't OK. So here we go:

- Sorry, no overnight guests (friends, boyfriends, girlfriends, one-night stands). If you're looking for 'party city', this is not the right room for you. But if you're looking for a reliable, friendly, calm, drama-free and quiet accommodation, this is perfect.

- For security purposes, I will require a photocopy of your drivers' license or passport. We like to know who is living with us!

- Non-smokers only! This doesn’t just mean ‘Please do not smoke in the room’. It means outside on the street too. I prefer not to have a tenant who will be going in and out, in and out multiple times each day to smoke. So non-smokers only!

- No blasting any loud music, please.

- Don't stay up all night please. No loud telephone calls or banging around pots and pans and cooking after 11 pm at night.

COST

- Rent is $800 per month.

- Utilities: we split the bill (electricity and gas) 3 ways, 33% each. I will give you a copy of the bill from each month to examine. Wireless WiFi internet is free. There will be no further costs besides that.

- Deposit: $200 deposit is required before moving in just in case of any possible damages in the future. This will be re-paid to you once you move out and I've received keys back and inspected the room to ensure no damage took place. (I've never had to keep anyone's deposit, just one time deduct a few dollars to pay for replacement keys which a previous sub-letter had lost)
